My PMs have been asking me how to handle things, as a lot of nonprofits have been popping up offering to pay tenant rents, but they are inserting their own terms, such as forgive 3 months worth of rents, to receiver 1 or 2 months payments.

They are not going to want you holding up the property for 2 full weeks only then to back-out because (insert newbie fear here) - even if your offer was higher than the person who was ready to buy blind.

It was simple, it said in every day language what I wanted, and what they needed. all the other stuff was negotiated and hand written to the satisfaction to all.I made more changes in my contract that was PRO-ME as an investor; A full profit disclosure was inserted,(this is a protective statement that made it clear what the meeting of minds were between buyer and seller just in case there is ever a legal issue) Delaying clauses (this is an insurance clause against running out of time to settle or failure to assign or sell), A release/non commitment contingency, (a clause that lets me out of a contract ethically if I am unable to assign my contract) Marketing hybrid, rights with cooperative expenses',(this is an informal profit sharing with the seller or estate) Automatic time extension, (creating more time when needed, a protective clause that can save deals when necessary to use)Knowledge of market value is important, so I created a national real estate comparable and information service, named IURealist This is a great service that helps me our friends find needed comp information on properties.

Create a business profile on Facebook and Instagram that you wouldn't mind using to connect to wholesellers, realtors, and to make other connections associated with REI.Markets all over the country have specific groups on Facebook for their area that allows them to connect and provide their information to get on buyers list & connect to realtors familiar with investment opportunities in the area (hopefully they've got some leads on contractors too) Groups for example: "Out-Of-State Investors (insert city)" or "Real Estate Investing (insert city)"Start there to get some leads and to see what other flks are posting and what their takes are on that particular market you're most interested in.

I assume the property manger did this to reduce liability.Lease states parties as "INSERT OWNERS NAME" will be refereed to as Landlord.I would have expected the Property manager's name to be written there.
