Should I price the land 2 times above market value and offer a low interest rateORPrice the land at current market and use a very high rate?

Someone called me today (probably his wife) and said Preston has been trying so hard to clean up his image and was upset by this post.

I don't do this for a living and have no real world experience, but at 40% down, even with a 7% int rate, that seems like a high monthly payment.

For the PA investors out there or maybe in other states with high transfer taxes (2% of property value).

If you are new to the business the most common issue is you're either locking up deals too high or you aren't finding attractive deals.

I won't just write them all here but I highly recommend contacting a qualified 1031 intermediary to walk you through the process.

If you rent in a high-crime area, I wouldn't suggest it.
