I also believe it builds up good will, so that when I do introduce a rent increase, the tenants will consider the quality of the landlord in deciding whether to stay or not.

@Tyrel Ferris If your fiance has paid collections on her report, see if you can send goodwill letters asking for removal, I've removed a collection much earlier than the 7 years doing that.
