However, I'm dealing with a seller who I think would appreciate some goodwill in this fashion. 

And that's to say nothing of the good will I built with the beneficiaries of the estate.

What good will it do when there are no funds to maintain the property or incentives to do any upgrades when you can’t recoup the costs with higher rent?

Shop at goodwill or the thrift stores.  

It’s clear that nothing good will come of it.

I also believe it builds up good will, so that when I do introduce a rent increase, the tenants will consider the quality of the landlord in deciding whether to stay or not.

@Tyrel Ferris If your fiance has paid collections on her report, see if you can send goodwill letters asking for removal, I've removed a collection much earlier than the 7 years doing that.

If you are getting a $100,000 better deal than the next guy, applying 1% of that towards goodwill might be a great investment and leave you feeling great about your purchase and your ethics.
