Break it down by trade and it can fluctuate immensely by the sub, their skill level and the relationship in regards to labor and material discounts.Depending on the local gov and permit regs a seemingly easy job can get way off course with timelines, inspections, new laws, codes , materials, designing the layout fit functionaly within the foundation footprint ,etc.Your basiclally selling a construction project and not rental propery requiring rehab.

By getting fixed quotes effectively you eliminate the risk of having fluctuating costs.Would you say it’s more important to be very detailed and organized in your note taking when evaluating a property to present to a contractor for quotes or is having hands-on experience in rehabbing/construction more important?

Texas is a great place to invest, we have tons of inventory, and a fairly stable, i.e. predictable, market and tend to weather the national fluctuations better than most states.

Because I have large temperature fluctuations in all months except July and August, I can only assume they will be flipping the thermostat from hot to cold, as night and day ..I had never written into the lease specifics for house temperatures (I never thought I would honestly see someone up a thermostat up that high lol), but I know in my province of Manitoba that during the winter, temperature must be room 21 Celsius during the day and a minimum of 18 Celsius at night.

The problem is, when you get near water, per-square-foot values are going to fluctuate tremendously based on proximity to the water, water access (dock, access, frontage, etc), view, etc.
