Then I wrote 3 books, became the person in charge of education in my REI and had to produce presentations every month (at least 2) for it, and before I knew it,...It's not as hard as you think, at least it was for me. 

If a property can come close to breaking even then it's essentially "cash flowing" in my book. 

During the summer months there are a few events, functions and festival type activities going on so you get a few bookings around that.
