We recently just put a dehumidifier down there and are looking to dry lock the basement 

However, I'd advise steering clear of Harris County, particularly in Houston, due to the excessively high taxes.

Even if you do preventative things it won't keep it dry.

It's been great in years past, however, due to saturation and stricter registration/compliance requirements, bookings have really dried up here and many are converting to longer-term rentals. 

I can about promise you Statefarm will leave you high and dry!

I spent many years in the insurance business and have never heard of a policy application for an excess, or umbrella, policy to be denied because of a claim, especially a property damage claim.

But it is the excessive side fees that I can never get full monthly rent.

In my situation, a professional clean up crew repaired everything and also didn't find any mold inside of walls before starting the cleanup and new flooring and dry walls were installed and it was over ten years ago.

It needs to be intrinsic for a DSCR loan to qualify, or they penalize you with an excess add on fee and/or rate. .Secondly, an IO really only make sense if you're investing in a short-term duration.
