This 50k doesn’t include the interest on the principle over the 9 year period.

Last year my accountant said he would only have to pay the capital gains on the portion of principle he received each year.

The issue with good people and landlords that do it 'part time' (as is the majority) is that we want to apply our 'good' ethics to a situation or person that doesn't follow these same ethics. 

I am not denying that there are happy customers out there who probably got LUCKY and got matched with an ethical, fair, and intelligent CPA firm that came with their own team, but that is LUCK.

For example, interest only vs. interest and principle vs. interest, principle as well as a certain minimum % of the loan are all types of payments I've see on lines/loans of credit.
