That one and a duplex off market sitting right next to it are right at the edge of a B neighborhood and going into a B-/C+.

Has anyone used SB9 yet to plan a lot split, a second home on a lot, create a duplex or anything else?

My wife and I own a couple duplexes in Florida, however with insurance costs on the rise, we're looking at Wisconsin, which is where my wife is from originally, and we're looking at small multifamily in Sheyboygan. 

Stay away from the condos as they are going to continue to have higher HOA's and insurances going forward in Florida.

You mention buying a home or condo.

This can be challenging when trying to purchase a condo with a mortgage.

Condos actually give you the biggest bang on deprecation because such low land value but any RE will do! 

Rookie real estate investor looking for some advice:I purchased a duplex in Grand Rapids, MI last October (2023).

I’m interested to know as to why condos/townhomes sales declined.  

Started looking at condos, Airbnb’s now apartments. lost my job in the beginning of the pandemic, so I’m trying to make cash flow apartments my day job. my funds become available in April, so hopefully I’ll find my first apartment building in Chicago.
