You can definitely run it out of state without paying a PM.

I think the expectation at Airbnb has definitely been elevated to a whole new level.

As for MTR, right now the definitive book on MTR is by Zeona McIntyre and Sarah D.

I always plan to have 6 months of holding costs available, for after I finish the flip, just in case I missed the market.If a lot of houses are sitting on the market for a long time, (can't sell) I'd definitely avoid it. 

I definitely planned on using Furnished Finder to fill out the midterm rental.

And here in PA, the new buying/renting season starts the first day the temp hits 60 degrees, sometime in FEB or MAR.
