@Jesse Edwards, I was just thinking, based on your original post, you should be talking with the building department to understand if there are any nuances in your jurisdiction.  

I work for a Lender located in Hollywood Florida with an amazing retail department that is very competivite in rates and just programs all around. 

they are more expensive than stick built take years to get approved through the building  departments in many jurisdictions and the folks that buy them are eclectic to a certain degree.. they work well in Rural settings where you can really lock them tight and leave and not worry about thieves.  

But, the county zoning department is where I found how to get legally licensed.Good luck!

If this is the case, it is important to note that a lender will generally need a 12 month lease on the departing residence in order to use 75% of the lease amount to offset that departing mortgage payment.

However, from personal experience I would reach out to the HUD section 8 department to give them a heads up about the sale of the property. they will send you a packet to fill out but can't be completed until the new tenant has signed the lease or the current one is transferred into your name.
