I found this forum through the audiobook Crushing It in Apartments and Commercial Real Estate.I live in the Bay Area in CA, but have invested in Florida, where I fully own three townhouses bought over the past 10 years.

If it's a commercial/DSCR loan, then licensing may not be required.

In addition, due to them being eligible for conventional non-commercial financing they typically have lower cap rate than 5 units and more.  

In the Parlor floor we added a large-ish kitchen with electric oven and cooktop that goes to the sub-panel that belongs to the Parlor floor, making it a nice 800ft 1 bedroom apt, with access to a shared backyard.
