Laws have changed a lot in the last ten years.

If you take the $653K out of loans and put it in the cash line there would be no change to the total adjusted tax basis and therefore capital gains would be the same.

If there is a renter in place, you may be able to do a cash out loan without changing who owns it. 

Prices are a little soft in Memphis at the moment, but I think that will change when interest rates go down some more.

However, just to set expectations, they most likely won’t make any changes unless there’s a clear error in the valuation.That said, since the $1,000 increase works out to about $83 per month, I’d suggest checking what the market rents are in your area.
