One thing you want to be careful of with your plan is tenant blowback if talking about management talks about tenants as you said it would.

Then say you took care of the issue.

I guess that is why so many people buy lottery tickets, to have a little nicer car to drive to work....I grew up watching my mom carefully invest in stocks that she held for decades and built a nice portfolio with, I could never understand people who would get a bonus and spend it rather then invest it.  

They don't care what happens after the deal is closed. 

@Bob Beach Seller financing can be a good option, especially if the buyer is offering above asking and covering agent fees, but it's crucial to structure the deal carefully.

Be careful of those third party companies.

That's what I requested because I was wanting to know who was in charge of paying utilities and lawn care/how much lawn care is.
