Not sure what you are planning on using the 50-75K for but if it is just living expenses, etc while you start your new career than just go with the 20-30K personal loan.

She’s only 22 and doesn’t really know what she wants to do with her money she’s making from the military and the healthcare field. 

When it comes to finding a buyer or JV'ng the deal to flip the contract, a quick visit to your local REI meetup to "pitch" the deal will field you all the buyers and connections you need. 

I know a paraplegic who, after literally loosing her entire life to a drunk driver, looked at what she could still do an reinvented herself building her mind and forging an intellectual career.

She has about 30 years of experience in that field and has previously run all accounting for several small businesses.

In my experience the basics for a functional RE based CRM are:Custom Fields for Data Objects (Leads, Prospects, Applications, Buildings, Units, etc...)A Screening Engine (background/credit checks, employment verification, etc)Online Rental Application (this should automatically run the application through screening)Ability to mass email/sms leads and tenants to provide informationSurveys/Inspection formsI've been building real estate CRM tools for years.
