Why was the contractor bothering the new owners if their dispute is with you? 

I am just really bothered by the fact that she had no respect for our agreement and is now demanding all of these repairs be done at my expense. 

My bother and I put in the sweat equity in finding, managing, and interface with the tenants, while my father brings the financial backing for this venture. 

You would do well to examine why you are bothered by tenant requests.

The properties is a ways out of town and he doesn't really have the time to bother with it.

I wouldn't bother posting 8 months prior. 

However, if it doesn't bother the neighbors, give the 30 day notice in early spring so you don't have a vacancy during the heating season and it'll be easier to find new tenants.  

This is NOT a hard and fast rule but the odds are in your favor there.The winterizing crews they use don't bother to check the system BEFORE they winterize.

Just in case...But if things stay frothy, I'll be completely debt free in a few years and won't need to bother hunting anymore anyway.

Tenant is very clean and does not bother me with little things BUT he smokes right outside front door even though it is in his lease that "smoking is not permitted on premises".Question: Is there a way to have him sign MY lease but only as M2M?
