Instead of bleeding money, a lot of investors in large, safe markets are shifting to tertiary markets like Memphis and Birmingham.

If they're good tenants, I don't have a problem, but get something mutually signed and understood:1) Landlord must approve color and paint type/brand and surfaces to be painted (you don't want bleed-thru on color or surface different from rest of unit (eg matte and gloss))2) Tenant responsible for any prep needed on surfaces to be painted including wall patching or fixing texture3) Tenant responsible for any damages (ie paint on carpet) to property and clean-up as a result of painting4) Landlord contribution (if any) to be negotiable PRIOR to start

I know it sounds painful, but it's one last financial loss to stop the bleeding.

Many of them are still financially irresponsible in their personal life which then bleeds over into their investment life.The real estate / rental market has been extremely generous to investors for the past 10 years.

You will wind up with crap housing stock in crap areas with sketchy contractors who bleed you dry while subbing it out to rusty-trucked bozos who think a caulk gun is the fix for everything. 

I had some bleed through on my masking tape, not sure what I did wrong but it was easily fixed.

To this day I think about the story about the guy bleeding on the street.

My point of view is strictly BRRRR oriented so I look for things that bleed money and avoid them.

No thinking much, we started talking, and I asked him what he wanted, the price that evaded me for so long (<$150k for a duplex), this home was bleeding him.

I read that treated wood shouldn't be painted over until 6 months after buying or drying and these have been up for 5 years now, but I will have to do a test spot to make sure chemicals don't bleed through.
