Your time is much more valuable spent lining up the next deal, rather than worrying about remembering to call the handy man to go change the HVAC filters and batteries in the smoke alarms.

Would like to hear from other agents and investors who deal with this type of commercial assets..  20 years is short, you'll earn a return and own the land if you want to convert to charging stations, battery swap, etc.

Pros of key-less locks:- Able to set-up easy access even remotely- No need of changing lock cylinders, make key copies, or set-up physically the locks- Less risk of tenants having several key copies running aroundCons:- Some tenants are not up-to-date with technology (specially elderly class), so you may need to exchange the smart lock for a conventional one- More added cost for technology- Battery operated- Some have covers that if lost or damage, they are not easily replaced (specially battery cover). 

for example, if we send someone out for a heater repair, but it was due to a battery in the thermostat... we charge the tenant. 

In areas where security is a concern we use the kind that has a motor that auto locks the door, in areas where it isn’t a concern we use the one where the deadbolt is manually turned to lock. batteries need to be checked and replaced quarterly with the key code set.

However we never really turned the heat on because we recently found out that the control panel did not have batteries.

A little Google research and a quick battery change and I was able to open the safe with the default code.BOO-YA!

I'm sure this is a block heater that prevents the truck from freezing up at night, not an electric truck that is charging the batteries.
