Hi John - We do have one property that will not be profitable or just about break even in 2024 due to all the unforeseen maintenance items:  pool heater, roof, pool fence, handy man over a dozen times, remodeling took 3 months instead of 3 weeks, etc.

I have personally never owned a condo that DIDN'T have a special assessment - which happens when there is a repair needed but not enough money to pay for it.

Where I got confused is that this particular tax sale has been postponed for over a decade (due to owner filing numerous BK's, our foreclosure included), and from the dozens of docket entries appeared to be a judicial sale that I'm familiar with.
