Agreed, the "Syndication", "Private Equity Real Estate" or "DST" model are all variations of the same theme: - Pay money to sponsor who is supposed to be an expert investor.- Give them complete control over your money in the context of the deal or fund. - Wait and hope that they deliver returns. 

If you want to have one, fine, but they are unnecessary for a small business model like yours, just another expense as far as I'm concerned.

There are many organizations that can help with this.If you are thinking as a business model, it is going to be a struggle.

We are excited to get started but want to make sure we set ourselves up well by talking to folks in the field to set up our business model well, find great real estate agents and investors that work in our area, and see who else is out there doing it in this area.

An aspiring investor here, moving to Cleveland Ohio within the next year or so to househack my first property and begin my real estate journey by age 25/26.

Sadly, banks and hard money lenders are painful to work with in this model as needing to have clear title while they underwrite is not reality.
