Because it is commercial property, I need to get all the apartments rent out before I can refinance since the appraisal will look at rent roll when I have them to come out. 

One I bought at auction for $208K, market price $325K, which I still have had an appraisal of $1,450,000 in June when I got a HELOC. 

In 2020 the house was 75% done and I had to re appraise the house and get a new loan to pay off all my credit cards, personal loans, etc.

The small bank I used does desk appraisals up to a certain volume.

Side note, The calendar can get tricky to work out inspections, appraisers and closing dates as the home may have guests.

The appraisal came back low because the highest and best use is whatever is legally zoned.

I know from researching tax roles this year, that the appraiser's in Texas have valued the Solar panels farms very high and I don't know if there is litigation regarding the taxes, but there are several solar farms with unpaid taxes.

The upgrade in solar and landscaping actually increased my value during the appraisal.   

I suspect the total value of the property and structures here will be appraised for 850k-1 million.

Think about worse case situations like a low appraisal (kills the LTV on a refinance), lower than expected rents, lack of showings (selling), etc. when running the numbers.
