@Marcus Auerbach How many hours of active management per week would you say it realistically takes to manage 50 units yourself?

I currently have sold a few residential homes in my time as a realtor, but I'm more-so looking to become an active real estate investor and agent.

You and the other posters here have been generous in indulging me in this exercise of considering this "partnership" / BRRRR, but demonstrating that we can invest successfully on our own power before seeking out partners is not only my strong preference but just sound business logic.As a new investor my head starts to spin when I start to think about investing, and the many gaps in my knowledge reveal themselves: how to structure a partnership? 

I have noticed a lot of investors are seeking out cities that are offering lower priced lots and simply adding a Modular or Manufactured and capturing a very nice cash flow.There is a new trend starting in Florida and in other states where an investor buys a piece of land or lot and add a 'Tiny Home". 

.-- Or, what we do is offer the free rent AFTER & ONLY if they pay their first 3 months of rent on time to earn it.4) Lower the rent 5% every 2-4 weeks until activity picks up.5) Understand this is the worst time of year to find tenants.-- Starts picking back up end of February when this tenant pool starts getting their income tax refunds and aren't broke anymore.6) Section 8: where is the property being advertised?

None of us are as smart as we think we are when an investment goes right.Lastly, I'll borrow a thought from Morgan Housel - don't seek the investments with the best returns; seek the investments that will allow me to make an average return for the longest period of time.
