Trying to consider if i should keep my money in a investment account so i can have it sit on the stock market and accrue larger returns while i wait to put a deposit down on a property?

Curiosity has me thinking this could be an amazing opportunity if it can be applied to single family. 

There are some great forums on here regarding tenant screening strategies that will certainly help you pick some great tenants in the future.Just for my own curiosity...what is your policy on tenants paying for repairs...I'm very interested in how you have this laid out and how it works for you?   

We've used the cash flow from this property to pay off the debt we accrued on renovations and have been able to invest in 5 other properties in CA.

I’m starting an LLC and will transfer the property to it once established so this is more of a curiosity question.

Also, it will only be accruing interest while you have it deployed.

So just out of curiosity I searched Vrbo in my market for places advertising EV chargers.

To avoid that gains tax, you must have occupied it for 2 of the last 5 years and there are limits to the amount of gain covered, beyond which taxes do accrue...but in this case that is not relevant.Talk with a real estate attorney about rent-to-own, there are limitations in Texas.Andy
