It will also raise issues with prospective landlords who do background/credit checks.If the tenant is served personally, you can recoup (in the judgment) court costs, service of summons (which I recommend you use a private process server rather than the sheriff).

Currently the best thing I can recommend out there right now (if you are looking for a DIY website that is functional and easy to use) is Joomla.I use Total Choice Hosting (www.totalchoicehosting.com), you can get the basic package to start with for like $4 a month and if you use them to buy your domain its $10 a year (this is somewhat pricey compared to other places but if you don't know anything about getting the domain name servers pointed in the right direction its easier to just use them.)By using this company you get access to an administrative panel called "CPanel".

Although my experience so far has been similar to what @Stephen E. posted above, in that I paid a small price to file the case ($75 court filing fee plus a fee to a process server) and take a chance on winning, and for that I ultimately got a judgment of almost $6,000 that I intend to collect on.

Clients hourly would have to pay me thousands per hour.If people made an hourly wage there would be no incentive to do better. ( Think paying a server a set wage whether they give good service or not ).I respect your opinion but I have been in this business awhile and I do not agree with the assessment.We can cordially agree to disagree.

You can host your own version cheaply on a server like dreamhost, wp-engine or digital ocean.

Look at the feature sets, support, strategy guidance etc. that are much more robust than a simple WP install... not to mention the tech stack that enables an investor to have the best of the best of servers, speed upload times, etc... vs. having to be on a low end shared server.

I would also consider setting something up where you're accessing confidential information from a secure, and remote server - this would require an internet connection to access any data though.

@Tim Donohoe Thanks for sharing your experience with Apartments.com While we try to test out apartments.com, we and our current and prospective residents have been frustrated with having to turn off vpn otherwise any activity is readily rejected and not saved.
