(taps mic)Hi, so as some of ya'll know I been really learning about REI, I go to school for Construction Management, Property Management, AND Business Management...and I am looking to network with like minded individuals.As such, I happened onto a Meetup last week, by a company called Renatus Realty...and basically, they are asking people to pony up $20K (either thru financing, selling their seminar classes, loans, or flat out cash) and get access to investment network, leads, classes, tips, and strategies.I liked the vibe, but...don't have $20K laying around...and I don't like debt.

We added value to this deal by making the following cosmetic changes:- Repainted the entire unit- Updated all outlets and covers to be uniform (a few USB where applicable)- Updated all light switches to 'flat panel'- Updated kitchen cabinet and drawer hardware- New stove & range- New sink outlet- New kitchen ceiling fan- New toilet- Deep clean & high quality post/advertising to emphasize the value the condo has to offer What was the outcome?

It sounds nice for us being landlords, but almost to good to be true.

He comes to the mic and asks how I'm doing etc and I explain I need a cashiers check because I have to stop a foreclosure before 10am.

The short of it, with us being illegal in fallowing the statue we are required by law to have the Utilities moved into our name and because of items that were stated in the MN Statute about what is stated in the lease, we are required to pay all of her gas/ Electric Utilities from the time the lease started until now.

They all have USB outlets, elongated comfort height stools, Nest theromstats, LED lighting, etc. 

They pass the mic around and if you have a property for sale, or money to burn, etc., or want something that someone else might have (say a 3/2 single family home as an investment property) then you can mention that and give out your contact info, and it's a great way to do deals with other investors, wholesalers, rehabbers, etc.

Student housing is most certainly a likelihood for us, being near several great university towns.  

I'm doing black in my rentals, used fridges & stoves from Craigslist, new mics & dishwashers ( not much of a discount on used ones).
