More than anything, you'll have to provide sufficient liquidity to cover debt service for this loan, and a solid asset to ensure the lender some comfort  - i.e. stable market, etc.If you already have a ton of liquidity and excellent evidence to showcase your ability to generate income, getting a loan of that size should not be a problem.

If it does provide an eviction report, does it show cases filed and dismiss because the tenant ultimately paid?

In the videos I've watched and in some blogs they showcase homes which feature very poorly taken photos or hardly any at all.

A couple of months ago, all the REI clubs in my area picked people to showcase their flips-gone-wrong. 

And they usually showcase both the risks, rewards and failures in their interviews.I'd also be more than happy to answer any questions she has as she starts out. 

If you are looking for a talented designer, you can peruse the blogs, search by location and the credit is usually given to the firm responsible for the project showcased.
