The city of San Diego has STR quotas but only the Mission Beach area is at its quota limits. 

What is the best beach market to invest in for strong appreciation and break even cash flow???

Plus access to the small beach for the lake.HOA was pretty high and it made it tougher to make a profit plus the board was kind of volatile.

With fire, we heat our homes, run our cars, cook our food and make smores at the beach. 

There is a community in Apollo Beach that does build a net zero home, it's called Waterset. 

These places are closer, cheaper and the beaches (and land) are nicer.

We own a 7 unit apartment building at the beach and would like to replace our present bank loan with private funding of some type. 

I have a friend 2 miles closer to the beach that has a 450 sqft studio garage conversion that is getting $1,600/mo and is getting blown up on Furnished Finder, even getting offered up to $2,000.
