At the end of the day, you want to be in a place where all your agent is really doing is interfacing with the LISTING (Seller's) AGENT, not necessarily feeding you MLS listings. 

BP user interface on mobile has some areas of improvement here.

Almost all hotels participate and interface their data with STR and, in turn, get a ton of actual occupancy and ADR data by day, week, month, for the trailing 10+ years, for whatever comparable set of properties you want to define.

We know our interface isn't ideal and we're working on it, so thanks for giving that feedback.You're absolutely right that both vacancy and repairs can greatly affect cash flow and returns and, I've got to admit, you've caught me off-guard.

Unfortunately, it's not a great interface and at least in our trial uses in TN, CA, and WA we just didn't see much response from mailing to that list (compared to what we get with absentee data from Listsource alone).

Both packages will interface with TurboTax, too.

Also, I don’t need to be getting calls all hours of the night from tenants, so PM interface with them directly and pass on maintenance request to me doing business hours and then I call my guys to go take care of it.

@Nick Paquet mentioned TenantCloud, I think there is a lot to be said for them, I just didn't like the user interface when I was reviewing options but if I recall there was a considerable amount of functionality and a hard to beat price.

I don't use them anymore since their leases went online and I find the user interface clunky.

Plus you need a monitoring ability that can handle dozens of camera systems from one central interface (assuming you are scaling larger).
