You will get much further in your search by signing with somebody experienced in the space.

Googling the address shows Zillow listings at market rent or MLS listings. 

I am in northern NY ( not upstate- 1 hour south of CAN border) Google say $100-$200/sqft.

I would then start the search from there. 

Next bad news is there is only 12 1/2 acres there, versus the 25 we bought.The surveyor the day before had gone to the land registry to get a map.Contacted the Buyer agent we use, and asked to make sure his group did the title search as noted before. 

I am working on final details for our first flip and have been trying to find a good template for subcontractors we have hired and cannot find anything on bigger pockets or google.

I was trying to find some public documentation that Ronald Folsum is the CFO of Norada (google search) but came up empty. 

So check the contract again to verify.I like @Wayne Brooks suggestion of finding out the needs of the seller and offering a delayed closing if that would help their property search!
