There are a handful of things that will make an on-market wholesale difficult, including (but not limited to):- the fact that any sellers agent worth their salt won’t allow your “and/or assigns” language- you need to provide proof of funds with your offer to get the initial offer accepted - your timeframe between accepted offer and when your second deposit will be due is very short and gaining access to the property can be difficult

Pay the fee to have a broker go and find you the right loan, saves you the hassle, saves time, and a broker worth their salt should be able to guide you on the right loan option for your particular situation, and hopefully have a relationship with a lender who offers it.

Hi all, I have a couple questions about property values vs. rent prices in and around Salt Lake City:As we all know, property values in the area have gone way up over the past 5 or so years (particularly for single family homes in Salt Lake City).However, rent for typical single family homes in and around SLC seems fairly steady (I moved to SLC in 2015, and I haven't noticed much change in rent since then).
