As for flat percentage: I am not a big fan of that, personally.  

A kitchen or interior hallway inside a home is still a private space where I expect exclusive and private control over, whereas a hotel hallway is a shared space where privacy is not expected.While I’m not a fan of a lot of their policies and priorities, I don’t think AirBnb is out of line with this one. 

I'm a fan of metal roofs.

The trick on getting those rents up is to rehab with nice finishes, granite countertops, dishwashers, laundry, nice ceiling fans, nice paint.

Definitely take a look at the real estate rookie podcast and am also a huge fan of the On the Market podcast for more real estate related things.

Although you never know until **** hits the fan right?

I am not a fan of holding fees unless equal to rent and non refundable.

Assets put money in your pocket and liabilities take money out of your pocket.I am not a fan of appreciation, and in my opinion it should never take the place of positive cash flow.

i'm also a house-hacker; big fan. and i invest long distance in illinois, too!

Also, not a fan of having an agent or PM be your main boots on the ground for a random market that you are not fully immersed in unless you are a very savvy and highly experienced investor.I used to invest out of state as well and its certainly a lot more to it than many may think and your numbers on paper will usually look much better than reality.Cheers
