Threatening me by saying you won't buy another one is like the tenants who comment on all of our eviction videos saying "they evicted that tenant as soon as he missed his rent payment.

Solid comment but also adding that 0.90x DSCR is not a hard minimum, a good amount (probably not a majority but not super rare) have "no ratio" DSCR loan programs with no min DSCR

Exactly what i was looking for The other commentators have added a lot of good info and value - I would chime in though one thing to look at closely is the property type - is it a true "log cabin" or more of a single family residence with "Cabin style" finishings?  

Should I present the expenses to all three tenants and ask them to cover the charges?

While I don't disagree with the other comments, I do want to add something. 

I’ve been reading a lot of your comments Matt regarding crypto and tend to agree with your stance. 

They would have to foot the bill and also pay for the removal (up front) - because maybe they will work the disposal correctly, but there will be a next tenant - so that decision could have expensive consequences for them.When you present them with the true cost of install and removal, it may not be that important anymore..
