We are trying to put down 20%(50k) and yes you are right, with the current interest rates it would be either break even or Negative cash flow.

When a tenant wants to break the lease, we charge them a lease break fee.

(That means it would take you two years just to break even!) 

My wife and are implementing this "Nomad Strategy" and are about to start looking for our 3rd property here in Colorado Springs.The major issue right now is interest rates, and the fact that if you only put down a 5% DP and borrow the other 95% at a 6.5% - 7% rate you will not even come close to covering your mortgage with the rent when you move out next year.So, we found a VA assumable loan (FHA loans are also assumable) with a 3% rate and a seller who had an overpriced listing because he was pricing to break-even after paying off his debt and closing costs for selling the home. 

This helps break down grease and grime effectively. 

Please at all costs do not commit mortgage fraud based on the advice of someone who will deny they ever spoke to you about any such thing if all hell breaks loose

Putting less down may subsequently put you in a break-even scenario or possibly even a negative cash flow.

Our renters are looking to break their lease 5 months early.

Now these 5 year, 7 year, and 10 year terms will mature leaving lots of owners unable to refi or break even.
