Some options I've considered: - Forward 1031:  Seems to have timing issues (unless my purchase offer has a contingency, which will most likely make my offer pointless in my market).- A reverse 1031: Complex, and possible financing issues for the initial purchase before selling.

What do you mean that they will let you take a 1031 exchange?

I’ve done many 1031’s with this mindset - in one case moving from a 3-unit to a 10-unit to a Walgreens to two strip malls.  

Just investment for 2 years with no ROI or appreciation and you would have lost 1/3 of your money just on currency exchange. 

Purchase price: $465,000 Cash invested: $125,000 Four Family Property bought in an exchange, was in fantastic condition with just one unit that needed to be made rent ready.

I've been thinking I would like to fix the outside landscaping/fence/Kitchen cabinetry and roof so I that I can get the max rent or just sell and buy in the midwest, 1031 exchange (not sure if I qualify).

I cleaned it up, took pictures, posted it for sale, fully expecting to use Section 121, as recommended all over this forum, instead of doing a Section 1031 exchange, which I had originally planned to do before asking about the Section 121 law on this forum!!

Exchange rates are very favorable on the Euro compared to the dollar as well.
