I do have a realtor friend, but I didn't want to waste my goodwill my requesting a ton of estimates as we are starting out.I suppose I could get a general feel based on comps with just really rough numbers for adjustments to find out if the deal is worthwhile at all.

In my opinion vacant insurance is only worthwhile if you have a building that is truly sitting vacant with no construction or occupancy for an extended period of time.Vandalism AND Theft endorsements?

Obviously discounting commission on a low priced property ($100,000 for example) isn't worthwhile for some agents because the return is minimal, but would you consider discounting your commission on a property priced around $500,000 or even a $1,000,000 knowing that you'd potentially be netting around $12,500 before other expenses (and let's say the commission was discounted from 3% to 2.5%)?

However, it's worthwhile understanding what 2% actually means:Definition of "2% Rule-of-Thumb": If the monthly rent is 2% of the purchase price, then your Gross Potential Rent is 24%.
