The amount I pay on the sell side, for the service I get, doesnt warrant the switch, but combining the buy and sell @3,500 a project could could easily bring in an extra 100k annually.

I had something similar happen at my residence, I bought it from an estate, the niece of the owner lived there for the last few months, wanted to buy the house but couldn't get financing.I had warrants served for her here, etc etc,,,no problem,,then I started getting weird calls from my car insurance company,,they keep asking me about who else might drive in the family, etc etc,,this happened every few months.

The guy had 3 warrants out for his arrest, and when we knew he was home we'd phone the cops and say 'Come and get him', but we got crap like 'Do you know his SSN and DOB' from the dispatcher.

Either way, such disrespect of my representation duties to my client warrants a closer eye on that door knocker, a tad more scrutiny will be used.Now, couple that with some low ball offer and I'd call strike two.

@Wayne Brooks Thanks, my main question though is if I see a house in Montana for instance and its at the price range I want, can I living here in Washington get preapproved for a FHA Loan and a 203k if the house warrants it to purchase a house while I am here, or do I need to move to Montana?
