I'm currently working on quite a bit right now but would like to create a plan with a real path to purchasing my first STR in 12 months.So for you experienced players out there, what you say to me (STR newbie) if i said i want to build a few STRs in different markets for my family and me to visit as awesome vacay destinations?

@Ayodeji Kuponiyi, i am glad finding a brother from same root going by your name...thanks for the advice, i am new in the states  as a PR and thiinking of what to do with my entrepreneural mindset and as a business owner as always in Nigeria,i have always visit as a business visitor since 2013, though i have travelled all round the globe as an international education and  business development consultant.Thanks as i expect some more advice on this.ThanksBJ

I feel like it sets both myself & the guests up for a smooth visit as they know what is expected & what happens if they break the agreement.I’ve had guests realize they were bringing extra people & that people in their party smoke when they read over the agreement.  

@Josh Caldwell is right to say that you should visit a REIA if you're looking for a mentor.

But I always include one housekeeping visit a month for my MTR guests.

Sometimes it is wise to visit a property during the inspection period if you can to verify the condition and neighborhood that it's in.

If you visit a prospective property and it just doesn't feel right, don't chase after it.

I’m up front with people telling them my cash offers are 40-70% of retail value before I go out and visit a property.Some people interested in seller financing, but when it comes time to pull the trigger they list on the retail market.Still waiting for those motivated people!!!

Well, I have found the easiest way is to visit a Home Depot store or Lowe's store.
