Just to contribute something of my own to the discussion, here's a few books I've been reading:- Mastering the Market Cycle by Howard Marks- Against the Gods: The Remarkable Story of Risk by Peter BernsteinLike some of the other recommendations, they're not real estate specific, but I'm finding that getting a broad understanding of financial history is helping me find my footing in the multifamily world.

Eviction will take around 2 months...tenants are remarkably savvy and know that 2 or 3 months of free rent is worth more than the dollar equivalent of a month's rent.The demographics of Gardena renters are probably pretty similar to those in my area.

We can give you a CMA, expired listings, active listings and pending settlements.When looking at listings - try to understand the motivation of the seller .......Always read the remarks - there are many clues in the comments there; must sell, vacant, needs TLC, sold in as is condition.....etcDOM - days on the market - how long has it been listed?
