Hi @Jen HoangI came across this post while researching how investors are navigating 1031 exchanges today, and I think your questions are still super relevant.. especially given how much the real estate market has shifted over the past year.

It is very hard to find deals that can cash flow and generate a cash bonus in todays market with the current rents.To give you perspective: I bought a home for 200k or so, renovating for another 240k.

Sometimes I do understand in day to day you do not get advantage, but there is always few instances where you may have felt it just was worth and paid for it to have a broker license.

Inspection was schedule for today but when the inspector / my realtor arrive the power is off. 

However, I haven't been deliberate or proactive.That's all changing today!
