As far as the limited supply, I think eventually cities will come back around to allowing MH or tiny home type communities because the demand is growing already and the shortage of affordable/starter housing will need to be addressed at some point in the near future.

Even if you were to break even/lose a tiny amount in theory the appreciation or long term networth could be worth it.There's a million reasons/ways to make a deal work outside of a standard pro forma or some BP calculator, but many of them won't apply to anyone outside of the specific person doing the deal.
