Hello BP, looking to have a lot surveyed for back yard privacy fence.

-how often do you do a “market survey” to check other properties?

He is estimating closing cost of 6,000 that includes survey, appraisal among other things which I thought sounded high.

Quotes from the engineering/surveying company were outrageously high, especially since we already have a survey (they insist we need a new one, done by them).

What is the timeline/cost of everything from surveying/planning/permits/hearings etc.?

A VA Underwriter will NOT give you the income on short term rental, only what appraisal survey says is market rents (on the subject with the VA loan). 

Is a phase1 environmental report and survey being provided? 

I had a Self Storage facility in Missouri under contract in 2020, but had to back out of the deal right before closing because of bad survey issues. 

Hi,If you are planning on holding the property long term.I would bring in a professional engineer or company that specializes in this sort of stuff and have them do a survey, report and written instructions as to exactly what should be done to permanently rememdy the issue.This is a big problem in JC so I am sure that there are people out there that are well versed in this sort of stuff and what the best solutions are.Perhaps reach out to local insurance companies to see who they have paid out to in the past to repair these sorts of issues or write reports on the findings.Problems like this have a habit of coming back again and again along with the cost to fix it.So it might be worth shelling out the money to get it done the best way possible so that you can.
