Hi All, I have searched for an answer specifically to this question, so if my searching skills are poor, I do apologize.On my latest SF home, it has an attic area over the porch that has a wonderful space that will be able to add a 15x20 bedroom w/ closet.I have a great GC, but he has hinted at not getting it permitted.

Depends on the work required.After I did the first "owner held" deal there was a learning curve, things to iron out are the agreements, making sure you can secure the deal (deeds in escrow, hint, hint) so they can't back out, solid numbers on payoff, closing costs, accrued interest/payments to carry and who pays, materials and labor, power of attorney if needed, insurance and commissions if any.

@John WarrenI think you hinted at it in your post.... 2-4 unit properties come with very low interest rates right now, with relatively easy financing options.
