During the mortgage crisis i worked as a loan officer for a very short period , in that time frame i saw how shady that part of the business was, customers where signing documents blind and for that very reason most lost their homes, everyone was taking full advantage of the situation and trying to get a wealthy as fast as possible before the party was over.What i dont like working with loan brokers/officers is that there is a lot of jargon in their paper work that they only understand , i wouldnt want to get stuck in bad mortgage deal .

The parts behind the paywall will allow us to focus on our paying customer - the LPs.

Contractors and sub contractors are some of the hardest pieces to find.

As a licensed mortgage broker I'm further compliantly (and confidently) able to provide mortgage insight and direct the customer to the most suitable lending partner or program.  

Zillow will also offer climate history of a property alongside custom tailored insurance policies and carriers. 

Or since the second HOA forclosed I think I answered my own question the buyer just takes title sub too the JPM lien and this fellow OP  he just keeps the 60k and goes on his way and thats end of story.

GC's (and the subs they work with) are who put together the budget for what the costs would be to build the things you described in your budget. 

If the tool has merit, then build it for yourself, and it will pay for itself on that basis alone.If it will not pay for itself (& time counts as a cost) when the only customer is yourself, it's probably been done a thousand times, and/or isn't as useful as you think. 

And its not only monetary help I help them with all manner of transactional advice from Wrap to sub too to doing private money loans etc..

I know that I can go in, in either platform, and refund for days as needed without involving the "customer service" people.
