He's got 70% of your money before even half the work was done...that leaves little incentive to come finish the job.Plus not sure how you measuring work completed but hopefully it was by line items complete.

Though I haven't measured, being in them, I didn't notice it being as humid when walking through.The humidty was above 80% when it was 80+ degrees outside.

Not sure how you would measure that in terms of risk but it was enough to convince me to wipe out my 401K (pay taxes on it) and get it into more low end rentals.Hope you have similar results,Shawn

@Samuel Carmichael besides what @Brandon Ingegneri said about looking at absolute dollar amounts to figure out if it's even worth the aggravation, I also agree with @Michinori Kaneko about looking at percentages.Personally I look at percentages first, namely 1) cash on cash return (yearly money back after all expenses including mortgage, divided by all money invested to get it rentable) and 2) debt service coverage ratio (net income after operating expenses but before mortgage payment, divided by the mortgage payment).The first is (obviously) a measure of return, while the second is more of a measure of risk as it tells you how much of a buffer you have between the property's net income and the monthly fixed mortgage payment.After you get a little more experience you'll also start to factor things like replacement reserves into account.

Outside of that, the public schools system is completely unproductive by any measure and ripe with corpution and fraud as many members of the school system have been sent to jail for issues with rigging bidding with vendors.  10)  Crime - 43 murders per 100,000 in 2017.

Zillow estimates $840,000 now but they have done A LOT to the inside and yard so for safe measures I said $900,000. its a 3/2 1900 square feet about a quarter mile from the beach in Oceanside, Ca.
