These "come with the package" and are part of the deal;  I do not get directly compensated for that time investment.However, when you are repairing something that a tenant broke due to abuse, or cleaning their vacant unit because they did not clean it as stipulated in our signed contract,  That does not make any sense.From a tax standpoint, that revenue I receive by doing it myself (and charging the tenant for my time) is taxable revenue, so I don't see where it is "double dipping" (which is what I think the courts sometimes claim).I have so fat avoided this issue by having the tenants sign a "move out charge sheet" that itemizes estimates on damages/repairs made (I apologize for the formatting issues). 

We stopped collecting late fee and reduced the rent as we were all facing difficult times and agreed in writing once the states opens up we would return to regular rent payment as stipulated on the lease.I required some documents from him to confirm he was out of work and his document showed he's been out of work since November.We've not received any rent since March, i reached out to him and he complained he was holding back rent because there are things in the property that needs to be fixed threatening to call an inspection officer to the house.

There are stipulations for the borrower, but they are essentially the same loan program as other investor loans. 

There are stipulations to doing a cash-out refi within 6 months, but it can be done.

That said - Occupying any property during a "flip" can be cumbersome - and typically on a FHA or Owner Occ loan there are occupancy stipulations (I believe it is 1 year of minimum occupancy). 

The LOI guarantee was more of mutual stipulation to keep the house from going onto the open market.

I'd offer to open an account with the CU with the stipulations in what used to be NCUA's Interpretive Ruling and Policy Statement 85-3.

The sales contract does stipulate that the "unless otherwise agreed in writing, SELLER must remove all possessions, trash and debris, and clean the property upon vacating or prior to delivery of possession."

I allowed him to do so with a number of stipulations that are outside of the scope of this thread.
