I agree with several of the above posts that winter guests should be a steady and reliable way to COVER monthly expenses.

We all want to scale quickly but he is proof sometimes slow and steady can win the race.  

There is a small group of locals who are anti-STR but the good majority are pro-STR due the the fact that STRs bring a ton of revenue for local businesses and jobs for locals.Regarding summers, the temperature is the hottest in August and can get up to 100 degrees so STRs with pools do better in the summer.

Our response stressed that we take great care of the pool with weekly maintenance, that they enjoyed having the temperature in the high 90s, and we are glad they liked all of our pool and beach supplies, etc.  

@Robin Evans Do you have only those leads, or are you receiving a steady flow of leads?

If not then you could just put in a smart thermostat and lock it but you are inevitably going to have people unhappy with the temperature. 

You're going to want health insurance and a steady paycheck. 

And have a great credit score and a steady income but I have a mortgage on my primary as well.

Although the suburbs may see a small but steady amount of positive equity growth, there is nothing hot and exciting happening in the suburbs to yield any high returns.

You may get steady rent (or at least a portion of it will be steady) but you may end up with a problematic tenant.
