@Jeff Pasmore I really like your advice. putting out more money on this property is not one of my option but I might consider. am also considering the other strategic way of selling this  property like rent to own. what can you say about that?

There is a ton of DD to do on a MF property, are you doing an environmental study, a reserve study, analyzing the T-12, market study to show there is room to increase rents (of course every seller states rents are underpriced)...

My business is built around doing deals for out of state investors and my mind is BLOWN by how many flat out refuse to come visit, meet our staff or walk the property that they bought and we are rehabbing for them.

So advice to get the house against him and he will move out on his own is HIGHLY unlikely.  

Those "property" LLCs can either by owned by the investor (so you, the individual) or owned by a "mothership" multiple member LLC with multiple partners... then in either case, the "property" LLCs should be disregarded entities...
