Numbers were as followspurchase price was 79,650.11repairs/holding cost//misc/ 10,850Comm/deed stamps/closing fees etc 9341.43sold for 126,000 profit was right around 26,800 (there were credits,HOA refunds,insurance refunds etc, this is a close figure)I'm not a picture person I don't do before and after pics..

The transaction costs are the issue for buying and selling, closing, stamp tax, I believe NY requires 2 lawyers, etc.Future appreciation is guaranteed to no one.

If there are any structural changes, you'll also need a structural engineer to stamp ($600 or so in my experience).Or, if it's really just straightforward and aesthetic, just do it and don't get the county involved.
