I rode the ferry to the UW for 4 years, it is very doable.

Not to say at all that it's not doable, but each of those factors by themselves increase the risk dramatically.

Buying good deals off the MLS is very hard but doable.

The property fits all of my other criteria for rental purchase as far as quality, location, rent to price ratio etc......So the question is if we write up the subject to the right way as to be non recourse, is this a doable thing?

@Ryan Moore Speaking purely from a conforming loan perspective, it is definitely doable.

Most part of US it is not doable for several years now.

to provide an update (I had it for awhile just forgot to provide it), the title search came back way too out of hand where there wasn't any room to work around it... verified it with my title search person and closing agent, it was not doable. 

Why is it so hard to understand that trading equity in Real Estate can be very beneficial and easily doable?

So, labor either is 1) under the table, which I'm opposed to on fear of getting caught plus the bookkeeping sucks, 2) me do a full payroll, which is do-able, but not cheap with workmans comp insurance, and I have more than enough to do already, or 3) put them through an employee leasing, which is easy but costs 70% over base wage, so not cheap.
