If the tenant does something to incur a cost (leave trash outside, not mow, not shovel, etc) the fine will end up against the property and the owner will ultimately be responsible.

Lawn care will be done by tenant , as well as snow removal and general home care including shoveling the roof which I intent to come help with the above personally if I'm able .

Parts of souther FL are seeing booming numbers of foreclosures almost out of nowhere.

Even $10 is nothing to most tenants but $120 pays someone to shovel the snow all winter.
