We have a potential buyer of a lot in St Augustine, FL who would like to build a new single family short term rental.

I like @Chris Seveney and @Shiloh Lundahl's concept for a fast sale that you can do a lease option on.

I would like to know how the process of building loans works and how much funds I need to have.

@Randy Fitzgibbons - I'd recommend going with contractors who have experience with deals like this AND have experience working with banks/lenders for 203K rehab deals.

Unless you are obtaining a DSCR (Debt Service Coverage Ratio) loan or working with a community lender through a portfolio loan, you will likely need to take title to residential real estate in your own name at the time of purchase.
